Varied typologies, a mix of uses and a diversity of ambiences to encourage neighborhood life

Conceived as a new central area, the Sycomore district is located between business parks, detached houses and farmland. Located on the urban/rural boundary and at the entrance to the new district, the project comprises two apartment blocks facing the Boulevard des Cent Arpents and detached houses laid out in strips around a landscaped central area. The dwellings - ranging from T1 to T3 - are built on a large unifying base of textured concrete and benefit from the same qualities: large openings and long balconies that provide generous outdoor spaces and the freedom to use them as one wishes. The facades are clad with fine metalwork to support the suspended railings. These vertical galvanised steel rods act as a filter, protecting the privacy of the living spaces and accentuating the thickness of the occupied façade. A wide pedestrian walkway connects the active plinths to a network of planted alleys serving the individual houses. Each house has its own entrance, set back from the path by a filter of vegetation. Each house has its own open garden, screened from view by a hedge of tall trees, and the largest types have a terrace on the top floor. A limited number of materials are used throughout, with the aim of keeping the construction simple and clear. The apartments and houses are of mixed construction, with timber frame facades clad in vertical pre-grained dark wood.

The two residential buildings give structure to the neighbourhood by forming a building frontage on the boulevard. They mark the boundary of the district and, through the horizontality of their facades, enter into a dialogue with the wide open spaces of the surrounding farmland.

The two roofs each house a large communal garden for the residents, identifiable from the boulevard by the presence of greenhouses with vertical circulation and a space for communal activities.

Sheltered from the more urban front structured by the two residential blocks and the boulevard, the heart of the block evolves into a more intimate, domestic landscape on the scale of the neighbouring suburban fabric.
